Two major Bristol schemes move through post-approval phase with multiple condition applications

Developments at Avonmouth Hub and the former Bristol Royal Infirmary each have several reserved-matters or condition-discharge applications in the latest council planning list.

Bristol City Council's latest weekly planning list shows two of the city's larger developments advancing through post-approval compliance, with multiple applications filed to discharge conditions set when the original permissions were granted.

Three separate applications relate to permission 25/15465/F for the Avonmouth Hub site, land adjoining Berth T and Graving Dock at Royal Edward Dock [1][2][3]. That permission covers the permanent retention of an existing pre-cast concrete production building and temporary associated development including a concrete batching plant, cranes, offices, storage areas and parking [1][2][3]. The new applications seek approval of details reserved by condition 7 (unexploded ordnance), condition 2 (development set-back) and condition 8 (construction-phase employment and skills plan) [1][2][3].

Two further applications in the same list concern permission 19/04331/F for the mixed-use redevelopment of the Old Building at Bristol Royal Infirmary, Marlborough Street [4][6]. That scheme includes converting part of the former hospital building into 62 residential flats, retaining and refurbishing Fripps Chapel for community use, demolishing other buildings, and erecting a part 4, 5 and 6-storey building providing 416 student beds and ground-floor commercial space [4][6]. Both new applications seek approval of details reserved by condition 18 (further details) [4][6].

The same list also includes an application for approval of details reserved by condition 3 for listed building work at 5 and 6 Sunnyside, replacing timber framing and cladding to an oriel [5], and an application to remove or vary condition 5 of permission 25/14734/F so part of a boundary wall can be demolished to provide vehicle access for EV charging points at Basement Flat 101 Hampton Road [7].
